Why Arizona Heat Destroys Cheap Epoxy

Phoenix-area summers are unlike anywhere else in the country. By July, concrete in a south-facing Gilbert garage can hit surface temperatures north of 130 degrees Fahrenheit. Standard hardware store epoxy kits were designed for a Cincinnati garage, not an Arizona one.

The Science of Epoxy Failure in Heat

Epoxy is a thermosetting polymer, meaning it cures through a chemical reaction that continues even after the floor looks dry. In extreme heat, this curing process accelerates unpredictably. Consumer-grade products with low heat deflection temperatures (HDT) begin to soften and lose adhesion to concrete before the coating is even fully set.

This manifests as hot tire pickup, where your car tires literally peel the epoxy surface off the floor. It's one of the most common complaints we hear from Gilbert homeowners who bought a kit and had a contractor apply it without checking the product specs.

UV Degradation Is the Other Half of the Problem

Arizona averages over 300 days of sun per year. Pure epoxy, without a UV-stable topcoat, will yellow and chalk within 12 to 24 months in direct or indirect sunlight. Garage doors open for hours at a time in the morning. Even indirect UV exposure adds up fast. A properly specified polyaspartic or polyurethane topcoat provides the UV barrier that makes a Gilbert floor last 15 years instead of two.

What We Actually Use on Arizona Floors

Our system starts with a moisture-mitigating primer designed for the alkaline concrete common in Arizona construction. Above that goes a 100% solids broadcast epoxy layer with a high HDT rating. The broadcast chip layer provides texture and visual depth. Everything is locked in with a polyaspartic topcoat rated for continuous 250-degree exposure.

The result is a floor that doesn't care about July. Hot tires, monsoon humidity coming under the garage door, the expansion and contraction cycle from day to night — all of it handled.
